Welcome back to another edition of Coffee with Connie. Today we are going to talk about how you can get your home in front of the most buyers possible when selling.

The National Association of Realtors surveys buyers every year, and the #1 way they found homes last year was through the internet. A record 43% of buyers found the home they eventually ended up buying on the internet. The next most-popular method was finding a home through a real estate agent, which 33% of buyers did. The third most-popular was yard signs, as they still capture 9% of buyers, or 1 out of every 10. If you’re thinking of selling your home, make sure your agent has a big, attention-grabbing yard sign to pull you in.

As for the rest of buyers out there, 6% of them find homes through friends or family members and 5% are finding homes through new construction. We actually just helped somebody sell a house through Facebook. A friend of one of our clients shared a post about the home for sale, and their sister ended up buying it. Social media is essential in today’s market, so you’ve got to make sure you are hiring an agent that uses it to its full advantage.

Things like magazines, newspapers, open houses, direct mail, and postcards just aren’t effective anymore. Advertising on the internet, through social media, and with yard signs are the most effective tools now, while searching for a home with the help of an agent will always remain a safe bet.
