The home at 3284 Sherman Ridge, Marietta, Georgia is both charming and eclectic, and it is truly the perfect family home; it can practically be its own outdoor retreat since it lies on almost an acre of property!  Our sellers have made multiple improvements to this home during their time living in it, and they are ready to pass it into the care of a new owner.

We wondered what it is like to live in such a wonderful home. Who better to tell us than the sellers; here is what they had to say:


If we had to use one word to describe our yard and property, it would be “privacy”. The house sits on a very quiet cul-de-sac where there is little traffic, making it a perfect location for kids or a tranquil day on the porch. The neighborhood is well established and most of the homes have been occupied by the same owners for more than two to three decades.

Behind the house is a large wooded area which gives added seclusion. During spring months, there are many occasions where wildlife makes an appearance; it’s not rare to see several deer wondering through the property. There is a natural spring behind the property that feeds a creek that runs through the side and front yards. This creates additional beauty on our property. According to surveyors who have evaluated the property and land behind us, nothing can be built or developed on two-thirds of the property due to the location of the spring. This means the wooded property that creates seclusion and privacy behind our home will probably never be developed.

In addition, at the base of the property is a recently finished parking area that can easily accommodate a 40’ trailer or 6 cars comfortably adding to the benefit of supporting large groups or parties without having to park on the street.


A new 30-year roof was recently installed in 2013 as well as high rated UV windows in nearly all windows of the house. These dual-pain grid windows provide added beauty, natural ventilation in the spring, and the added benefit of being easy to clean, as both windows open freely. The house was recently painted on January 16, 2016 with Sherwin Williams lifetime paint for a durable long-lasting exterior finish.

The wrap around porch feeds to a split level deck that is a 16’ x 48’ entertaining area. Immediately off the deck is an 800+ sf natural stone patio with a large fire pit for hosting outdoor events. This is perfect for any occasion and we have always loved having people come over. As a Cubmaster and Scoutmaster with Boy Scouts of America, we have hosted several campouts in the backyard. The fully grown grass area makes a perfect place to camp! Custom stonework on the front and side of the house matches the stone patio in the back. The caps on the walls leading to the garage were recently added to create a cleaner look.

New exterior paint on January 16, 2016. Since we moved to this home we have completed renovated the interior. We put the hardwood floors in ourselves, as well as adding built in bookshelves and a wine cellar. A new furnace that services the upper portions of the house was recently replaced in 2014.


There are hardwood floors throughout the main level and upstairs, with the exception of two bedrooms that are wall-to-wall carpet.

The huge master bedroom features a tray ceiling with crown molding; the completely remodeled master bath includes a Jacuzzi garden tub, built in makeup vanity, Italian tile flooring and tile shower, and floor-to-ceiling storage with plenty of space to hold all your bathroom essentials. A large master retreat area receives plenty of natural light and is perfect for an office, exercise area, sitting room, etc. The master also features his/hers walk-in closets with louvered doors and independent lighting.

The guest bathroom is a full bath with a recently re-glazed claw foot tub; it includes a shower adapter and curtain ring. There is a small stained glass window in the bathroom that was from a remodeled church from the early 1900’s. This matches a larger stained glass window at the top of the stairs that was also added from the same church.

Bedroom one is a modest living area with louvered closet doors to save space (no pun intended as it is dubbed… the space room). Bedroom two has an extended bay window with great views of the front of the house and the side yard.


In the basement, there is a built-in hand-crafted wine rack that will hold over 550 bottles of your favorite wines in a naturally climate controlled area. The basement is below ground and stays a constant 65-68 degrees year round. The layout is a great area to entertain or have extra space for guests.

Adjacent to the basement is the 2-car garage with a recently added workbench for the aspiring craftsman. There are two 30” dual cabinets on either side with an 8’ top, allowing for easy accessibility to crafting items and tools.


Recently installed carpeting and fresh paint makes this area a fantastic guest room, office, game room, sewing area, or serene reading area. Accessed by a spiral staircase, this is a multi-purposed location and was used as all of the above during our time in the house. Built in bookshelves, a laundry cabinet, and a finished bead board makes this a great space regardless of how you choose to use it.

There is a large closet with built in shelving as well as a large 150sf storage area with hardwood flooring behind a second closet door.


The recently added sidewalks in the neighborhood allow convenient and safe access to Starbucks, Target, Staples, and Lowe’sto the East, and several shopping and dining locations at the Avenues at West Cobb, both an easy 7-8 minute walk.

Lost Mountain Park has tennis courts, baseball, football, and soccer fields, as well as a fishing lake area with a great sporting complex for the sports enthusiast. The Kennesaw National Battlefield and multiple hiking trailheads are only minutes from the house. It is a short drive to Marietta Square for local dining, shopping, farmer’s market, festivals and entertainment.


We are located in an area that has highly sought after schools. It is one of the top rated districts in Cobb County and includes Still Elementary, Lovinggood Middle School and Hillgrove High.
